What does a property inspection cover?

A property inspection is a detailed visual survey that gives you information about the technical condition of the property and the cost of the necessary repairs.

Layout and floor areas, the plot
Verifying areas, alignment with the land registry, and the state of the plot: the inspector verifies the actual floor area, compares the layout with the documentation, and checks boundaries, fencing, and access routes to the plot.
Foundations, load-bearing and non-load-bearing structures, roof
Detecting structural failures and cracks, and checking the roof structure: the inspector looks for cracks in the masonry, assesses the stability of the building, and the condition of the timber roof structure and wear of the roof covering.
Exterior and facade, waterproofing and thermal insulation
Checking heat loss and protection against moisture: the inspector checks for facade damage, looks for thermal bridges, and measures masonry moisture to assess the waterproofing.
Internal systems - water, gas, electrics, heating
Assessing the internal distribution systems: the inspector identifies the electrical wiring material (aluminium/copper) and checks the water, gas, and heating systems.
Interiors, surfaces, fixtures and fittings
Checking the flatness of floors and walls and the functioning of the plumbing fixtures: the inspector measures the flatness of floors and walls, examines the quality of tiling, and tests the functioning of taps and drains.
Entrance and interior doors and windows
Checking the properties and condition of frames and sashes: the inspector tests smooth opening without sticking, the quality of the seals, the state of the insulating glazing, and the functioning of the hardware.
Cellars, garages, and common areas
Measuring moisture and the condition of associated areas: in the cellars the inspector searches for water ingress and mould, and in the garages and common areas checks floors, doors, and lifts.
Fire safety and hygiene conditions
Assessing ventilation and safety standards: the inspector checks for adequate ventilation (mould prevention), the presence of fire alarms, and any occurrence of substances harmful to health.

  • What is a property inspection and what does it cover?

    A property inspection is an independent visual assessment of the technical condition of an apartment, house, or apartment building. The inspector goes through 8 areas following the methodology of the Association of Property Inspectors: roof and roof structure, structure and foundations, electrical systems, moisture and insulation, facade and thermal insulation, water gas and heating, windows doors and surfaces, internal structures and ventilation. We focus on significant defects with an estimated repair cost of CZK 10,000 and up.

  • How much does a property inspection cost?

    The price depends on the type of property, its floor area, and the chosen report level. An apartment inspection starts at CZK 5,000, a family house at CZK 8,500, a new-build handover from CZK 6,400 with the -20 % coupon, and a detailed on-site technical survey of an apartment building from CZK 40,000 depending on size. You know the final price in advance, with no hidden fees. The investment usually pays for itself many times over, with clients saving CZK 421,000 on average.

  • How quickly can you carry out an inspection?

    We respond to enquiries within 15 minutes during business hours. As standard, the inspector arrives within 48 hours, and in Prague and the surrounding area often the same day. An express slot within 24 hours is possible. Your detailed inspection report arrives by email within 3 working days, or within 24 hours on the express option.

  • Are your inspectors certified?

    Our inspectors are civil engineers or architects with university degrees and several years of practice. All are authorized by the Czech Chamber of Authorized Engineers and Technicians (ČKAIT) and are members of the Association of Property Inspectors (AIN). Every report is reviewed by a lead inspector before it is sent, our four-eyes check. We are not forensic experts. Those are intended for detailed court disputes, which is needlessly slow and costly for a pre-purchase inspection.

  • Is an inspection worth it for a new build too?

    Yes. A professional new-build handover is a separate type of inspection where we help you with the handover protocol and record defects so that the developer has to repair them or settle with a discount. On average we find 15 defects during a single handover, sometimes over 40. Without an independent check you would only catch a fraction of them.
