The inspector works through 8 areas using the methodology of the Association of Property Inspectors: roof and roof structure; structure and foundations; electrical systems; moisture and insulation; facade and thermal insulation; water, gas, and heating; windows, doors, and surfaces; and internal structures and ventilation. We focus on significant defects, those with an estimated repair cost of CZK 10,000 or more.
The price depends on the type of property, its floor area, and the report level you choose. An apartment inspection starts at CZK 5,000, a detached house at CZK 8,500, a new-build handover from CZK 6,400 with the -20% coupon, and a detailed on-site technical survey of an apartment building from CZK 25,000 depending on size. You know the final price up front, with no hidden fees. The inspection usually pays for itself many times over. On average, clients save CZK 421,000.

Our inspectors are civil engineers or architects with university degrees and several years of experience. All are registered with the Czech Chamber of Chartered Engineers and Technicians (ČKAIT) and are members of the Association of Property Inspectors (AIN). Before any report goes out, a lead inspector reviews it: a second set of eyes on every report. We’re not forensic experts; those are meant for detailed court disputes, which is needlessly slow and costly for a pre-purchase inspection.
Yes. A professional new-build handover is a separate type of inspection where we help you with the handover report and record any defects and snags the developer then has to repair or resolve. On average we find 27 defects during a single handover, sometimes more than 50. Without an independent check, you’d probably only catch a fraction of them.
