What does a property inspection cover?

A property inspection is a detailed visual survey that gives you information about the technical condition of the property and the cost of the necessary repairs.

Layout, floor areas, and the plot
Confirming floor areas, matching them to the land registry, and checking the plot: the inspector confirms the actual floor area, compares the layout against the design documents, and checks boundaries, fencing, and access to the plot.
Foundations, load-bearing and non-load-bearing structures, roof
Spotting structural failures and cracks and checking the roof structure: the inspector looks for cracks in the masonry and assesses the building's stability, the condition of the timber roof structure, and wear on the roof covering.
Exterior and facade, waterproofing and thermal insulation
Checking heat loss and protection against moisture: the inspector looks for facade damage, hunts for thermal bridges, and measures masonry moisture to assess the waterproofing.
Internal systems - water, gas, electrics, heating
Assessing the building services: the inspector identifies the electrical wiring material (aluminium/copper) and checks the water, gas, and heating systems.
Interiors, surfaces, fixtures and fittings
Checking that floors and walls are level and that the plumbing fixtures work: the inspector measures how level the floors and walls are, examines the quality of the tiling, and tests that the taps and drains work.
Entrance and interior doors and windows
Checking the properties and condition of frames and sashes: the inspector tests smooth opening without sticking, the quality of the seals, the condition of the insulating glazing, and that the hardware works.
Basements, garages, and common areas
Measuring moisture and the condition of the associated areas: in the basements the inspector looks for water ingress and mould, and in the garages and common areas checks floors, doors, and elevators.
Fire safety and hygiene conditions
Assessing ventilation and safety standards: the inspector checks for adequate ventilation (to prevent mould), for fire alarms, and for any presence of substances harmful to health.

  • What is a property inspection and what does it cover?

    A property inspection is an independent visual assessment of the technical condition of an apartment, house, or apartment building. The inspector works through 8 areas using the methodology of the Association of Property Inspectors: roof and roof structure; structure and foundations; electrical systems; moisture and insulation; facade and thermal insulation; water, gas, and heating; windows, doors, and surfaces; and internal structures and ventilation. We focus on significant defects, those with an estimated repair cost of CZK 10,000 or more.

  • How much does a property inspection cost?

    The price depends on the type of property, its floor area, and the report level you choose. An apartment inspection starts at CZK 5,000, a detached house at CZK 8,500, a new-build handover from CZK 6,400 with the -20% coupon, and a detailed on-site technical survey of an apartment building from CZK 25,000 depending on size. You know the final price up front, with no hidden fees. The inspection usually pays for itself many times over. On average, clients save CZK 421,000.

  • How soon can you inspect the property?

    We respond to enquiries within 15 minutes during business hours. By default, the inspector can arrive within 48 hours, and sooner in and around Prague. An express slot within 24 hours is available by arrangement. Your detailed inspection report arrives by email within three working days, or within 24 hours on the express option.

  • Are your inspectors certified?

    Our inspectors are civil engineers or architects with university degrees and several years of experience. All are registered with the Czech Chamber of Chartered Engineers and Technicians (ČKAIT) and are members of the Association of Property Inspectors (AIN). Before any report goes out, a lead inspector reviews it: a second set of eyes on every report. We’re not forensic experts; those are meant for detailed court disputes, which is needlessly slow and costly for a pre-purchase inspection.

  • Is an inspection worth it for a new build too?

    Yes. A professional new-build handover is a separate type of inspection where we help you with the handover report and record any defects and snags the developer then has to repair or resolve. On average we find 27 defects during a single handover, sometimes more than 50. Without an independent check, you’d probably only catch a fraction of them.
