The inspector goes through 8 areas following the methodology of the Association of Property Inspectors: roof and roof structure, structure and foundations, electrical systems, moisture and insulation, facade and thermal insulation, water gas and heating, windows doors and surfaces, internal structures and ventilation. We focus on significant defects with an estimated repair cost of CZK 10,000 and up.
The price depends on the type of property, its floor area, and the chosen report level. An apartment inspection starts at CZK 5,000, a family house at CZK 8,500, a new-build handover from CZK 6,400 with the -20 % coupon, and a detailed on-site technical survey of an apartment building from CZK 40,000 depending on size. You know the final price in advance, with no hidden fees. The investment usually pays for itself many times over, with clients saving CZK 421,000 on average.

All are authorized by the Czech Chamber of Authorized Engineers and Technicians (ČKAIT) and are members of the Association of Property Inspectors (AIN). Every report is reviewed by a lead inspector before it is sent, our four-eyes check. We are not forensic experts. Those are intended for detailed court disputes, which is needlessly slow and costly for a pre-purchase inspection.
Yes. A professional new-build handover is a separate type of inspection where we help you with the handover protocol and record defects so that the developer has to repair them or settle with a discount. On average we find 15 defects during a single handover, sometimes over 40. Without an independent check you would only catch a fraction of them.
