What does a property inspector do?
When clients call us, they often ask whether we have the "round stamp of a court-appointed expert". This is the most common misunderstanding. A court-appointed expert is not necessary to buy a property; the condition of a house or apartment is assessed by a property inspector.
What people often confuse it with
A forensic expert report serves as evidence in a court dispute. The report is very detailed and, accordingly, expensive. It is not needed for an ordinary purchase of an apartment or house.
The professional standard for inspection
A property inspector carries out a detailed visual survey and writes up the findings in a clear report, which is a suitable basis for buying a property. The Association of Property Inspectors (AIN) is a professional body that sets the methodology and code of ethics.

Autorizovaný technik ČKAIT v oboru požární bezpečnost staveb s 15letou praxí. Vystudoval VŠB-TUO, obor Požární ochrana a průmyslová bezpečnost. 18 let zkušeností u Hasičského záchranného sboru Hl. m. Prahy.

After the visit, the inspector writes up the property inspection report. Before we send the report to you, it goes through a review by a lead inspector. The reviewer checks the report independently, corrects inaccuracies, adds context, and makes sure nothing essential is missing. We call this the four-eyes check. We do it systematically on every job.

We will get back to you within 15 minutes +420 730 193 333All of our inspectors are authorized civil engineers or architects registered with the Czech Chamber of Authorized Engineers and Technicians (ČKAIT) or the Czech Chamber of Architects (ČKA). They all hold a university degree in a construction field and have many years of practice in design, construction, or engineering. All are also members of the Association of Property Inspectors (AIN) and have completed Nemoinspekt training. We do not take on juniors without practical experience.
We operate across the entire Czech Republic with 30+ inspectors in all 14 regions. Once you submit your enquiry, we assign you an inspector from your region right away.
AIN is a professional body that sets the professional standard and code of ethics for property inspection in the Czech Republic. AIN members go through training, certification, and ongoing continuing education. Its model was adapted from American inspection associations (NACHI, ASHI), where a pre-purchase inspection is the standard. AIN members are trained, follow a unified methodology, and are reviewed on an ongoing basis. We actively contribute to shaping the standards of the field; Tomáš Zima, co-founder of Nemoinspekt, is the chair of the AIN examination committee.
Before any inspection report is sent to the client, it is reviewed by a lead inspector (the reviewer). The reviewer checks the content independently of the report’s author, corrects inaccuracies, adds context, and makes sure the methodology was followed. We do this check systematically on every job, not only on larger ones. On the Czech property inspection market, this is a unique mechanism.
In roughly 95 % of jobs, we assign the inspector ourselves. We choose based on your region, the timing, and the type of property. If you have a specific inspector someone recommended to you, let us know. If their capacity allows, we will accommodate you. We work with the same methodology across all inspectors, and every report goes through the four-eyes check, so the quality is the same with all of them.
Yes. Nemoinspekt as a company, and every individual inspector, carries professional liability insurance of up to CZK 5 million. For larger B2B jobs (developers, commercial properties), the insurance can be extended further on request.
