What does a property inspector do?

What does a property inspector do?

When clients call us, they often ask whether we have the "official stamp of a court-appointed expert". This is the most common misunderstanding. You don't need a court-appointed expert to buy a property; it's a property inspector who checks the condition of a house or apartment.

  • What people often confuse it with

    Court-appointed expert

An expert's report serves as evidence in a court dispute. It's very detailed and priced to match. You don't need one to buy an ordinary apartment or house.

  • The professional standard for inspection

    Certified property inspector

A property inspector conducts a detailed visual survey and writes up the findings in a clear report, which is a solid basis for a purchase decision. The Association of Property Inspectors (AIN) is a professional body that sets the methodology and code of ethics.

Company management

We've been helping buyers since 2012

For a standard enquiry, our head office assigns an inspector based on your region and preferred date. If you're dealing with a larger project, a specific problem, or a framework agreement, you can contact one of them directly.

Collaborating specialists

Specialist experts for demanding projects

A standard inspection only needs a ČKAIT-registered civil engineer. For more complex projects, we bring in specialists we've worked with for years.

Structural stability

Ing. Miroslav Enderla

Chartered structural engineer and researcher at VÚPS Prague, registered in geotechnics and in the static and dynamic analysis of structures. Chairs the examination board for state final exams at the ČVUT Faculty of Civil Engineering.

Building services and energy

Ing. Jiří Tencar, Ph.D.

Energy specialist, registered engineer, and expert in property inspection. Member of the examination board of the Association of Property Inspectors. Appointed to conduct public-administration audits of Nová zelená úsporám (New Green Savings) projects.

Land surveying

Ing. Martin Cuřín, Ph.D.

Officially authorized surveying engineer and a graduate of the ČVUT Faculty of Civil Engineering in Prague. Over twelve years in practice he has worked on projects ranging from building surveys to watercourse mapping. He specializes in advising on cadastral (land-registry) matters.

Fire safety

Ing. Michal Hlavačka

ČKAIT-registered technician in the fire safety of buildings, with 15 years of experience. He studied Fire Protection and Industrial Safety at VŠB-TUO and brings 18 years of experience with the Prague Fire and Rescue Service.

How it works

A second set of eyes on every inspection report

After the visit, the inspector writes up the property inspection report. Before we send it to you, a lead inspector reviews it. They check the report independently, correct any inaccuracies, add context, and make sure nothing essential is missing. We call this a second set of eyes, and we do it systematically on every job.

“Every report is reviewed by a lead inspector before it goes to the client. It's one of the things that set us apart from the competition.”
Tomáš Zima

Tomáš Zima

Founder of Nemoinspekt

  • We review reports systematically

For us, the review is part of every job, not an exception we reserve for large projects.

  • It reduces the risk of subjectivity

One inspector might miss something, or overstate it. A second pair of eyes evens that out. The client gets a balanced report, not one person's view.

  • It makes our output more consistent

A report from an inspector in Plzeň is the same quality as a report from Prague. The reviewer keeps the methodology consistent across the whole team and all 14 regions.

How clients rate our inspectors

What clients say about the quality of our inspectors' work

We selected reviews that speak directly to the inspector's work. Thoroughness, professionalism, communication.

"It helps you decide with your head. It saved me from buying a beautiful house that was not in nearly as good a condition as it was presented."

Alžběta Trusinová

Older property · pre-purchase inspection

"Before purchasing a commercial property for a major investor, we needed technical due diligence done on a tight deadline, including an assessment of future investments. Nemoinspekt was a pleasant surprise."

Andrej Moravec

Commercial property · technical due diligence

"As an HOA we chose Nemoinspekt based on references and a perfectly prepared sample report on the condition of the property and the repair plan. Inspector Bárta is the right man for the job."

Eva Husakova

Apartment building · detailed on-site survey for an HOA

"Thanks to the final report we now have a thorough assessment of the building's technical condition. It lets us plan and manage repairs in line with our long-term plan."

Eva Širůčková

Apartment building · Zenklova apartment building, Prague

"He pointed out several things that we would most likely have missed at a normal viewing. His observations significantly shaped our decision and helped us avoid future costs."

Jaroslav Kopecký

Older property · pre-purchase inspection

"She found so many defects and shortcomings that I would never have noticed myself. The result was a very detailed report of the defects found."

Jurij Vačugov

New build · new-build pre-handover

"The day after my enquiry I was contacted and offered an appointment right away. Ing. Svoboda came prepared, having checked the land registry and historical maps. I would not buy an older house without an inspection like this."

Magdaléna Krupárová

Older property · detached house inspection before purchase

"The architect from Nemoinspekt saved our HOA CZK 500,000. The roof everyone told us was at the end of its life just had a badly installed drip edge."

Marek Wiesner

Apartment building · audit for an HOA

"We were afraid of buying an apartment with hidden defects that a layperson cannot detect. The report flagged a cracked ventilation pipe in the riser shaft, which the seller then had repaired."

Romana Vrabcova

Older property · pre-purchase inspection

"The inspector would not be brushed off by the developer's representatives and insisted on recording even the smallest details. At the handover I felt I was not the weaker party."

Tomáš Koller

New build · new-build handover in Prague

"Ms. Kolovratová was clearly very experienced and thorough during the viewing. She gave us a detailed report along with plenty of useful advice."

Zuzana Vinarcikova

Older property · pre-purchase inspection

"We do not speak Czech and were looking for English-speaking professionals. Both Eliška at reception and inspector Kamila were helpful and professional. Highly recommend."

Older property · house inspection · English service

FAQ

Answers to common questions about our inspectors

The most common questions before ordering an inspection.

We'll get back to you within 15 minutes +420 730 193 333
  • What qualifications do your inspectors have?

All our inspectors are civil engineers or architects registered with the Czech Chamber of Chartered Engineers and Technicians (ČKAIT) or the Czech Chamber of Architects (ČKA). Each holds a university degree in a construction field and has years of hands-on experience in design, construction, or engineering. All are also members of the Association of Property Inspectors (AIN) and have completed Nemoinspekt’s own training. We don’t take on juniors without practical experience.

  • Which regions do you cover?

We operate across the entire Czech Republic with 30+ inspectors in all 14 regions. Once you submit your enquiry, we assign you an inspector from your region right away.

  • What is the Association of Property Inspectors (AIN)?

AIN is a professional body that sets the professional standard and code of ethics for property inspection in the Czech Republic. Its members go through training, certification, and ongoing professional development. We adapted its model from the American inspection associations (NACHI, ASHI), where a pre-purchase inspection is standard practice. AIN members are trained, follow a single shared methodology, and are reviewed regularly. We’re actively involved in shaping the standards of the field; Tomáš Zima, co-founder of Nemoinspekt, chairs the AIN examination committee.

  • How does your second-inspector review work?

Before any inspection report goes out to the client, a lead inspector (the reviewer) checks it. The reviewer works independently of the report’s author, correcting inaccuracies, adding context, and confirming that the methodology was followed. We run this review systematically on every job, not just the larger ones. It’s a unique safeguard on the Czech property-inspection market.

  • Can I choose a specific inspector?

In about 95% of jobs, we assign the inspector ourselves, based on your region, the timing, and the type of property. If someone has recommended a specific inspector to you, let us know. If their schedule allows, we’ll be happy to arrange it. Every inspector works to the same methodology, and every report goes through our independent second review, so you get the same quality whoever you work with.

  • Are you insured?

Yes. Nemoinspekt as a company, and every individual inspector, carries professional liability insurance of up to CZK 5 million. For larger B2B jobs (developers, commercial properties), the insurance can be extended further on request.
