We work with three separate services. You can order each one on its own or combine them according to the phase of the project and the need you have identified. For long-term partnerships we usually start with a pre-handover inspection on a pilot building, and if the pilot proves its value we move to a framework contract.

    Pre-handover inspection of apartments before the client handover

    Who it makes sense for Developers who want to systematically reduce the number of complaints across an entire project and avoid repeated contractor visits after handover.

    What you get
    The contractor fixes the defects found before the buyer arrives for the client handover. A marked drop in complaints shows up immediately in the first project. The whole client-handover process is significantly faster and smoother, so you earn positive references and further recommendations from satisfied clients.
    Price range
    Individual, depending on the number of apartments and the size of the project. On larger projects we work with a unit price per apartment plus a coordination retainer.

    Who it makes sense for Developers facing a client handover with difficult communication, or who want a professional and objective technical counterpart on site.

    What you get
    A factual authority that the client accepts as legitimate. You reduce the risk that the handover descends into an emotional dispute, or that the client raises an after-the-fact complaint about an item they did not object to on site. You avoid the situation where your project team defends a technical position in language the buyer does not speak.

    The inspector's hourly rate plus travel. A handover typically takes 2 to 4 hours on site.

    Owner's technical supervision (TDI) for residential projects

    Who it makes sense for Developers who want independent technical oversight throughout construction, not just at handovers. Typically projects with a sophisticated specification, a sensitive location (brownfield, heritage zone), or projects where the developer has no internal technical supervision of its own.

    What you get
    Continuous technical oversight that uncovers problems early, while they are still cheap to fix. You reduce the risk that the contractor delivers something other than what the contract documentation specifies, and that the issue only surfaces at the final check. Outsourcing TDI lowers costs compared with an in-house solution and ensures objective oversight. Every one of our engineers holds professional liability insurance, qualifications, and experience supervising large construction projects.

    An individual monthly retainer based on the size of the project and the frequency of visits.

How to start

From consultation to first cooperation in four steps

For long-term partnerships we usually start with a pre-handover inspection on a pilot building. When the pilot proves its value, we move to a framework contract for the whole project or portfolio of projects.

    We meet with you and go through your current project, the construction phase, the expected handover schedule, and your recent experience with complaints. We recommend which of our services (or which combination) makes the most sense for you and what scope of pilot we suggest.

    NDA and quote

    Within 5 days

    We sign a standard NDA, accepting your template or using ours. Within 5 working days of the consultation we prepare a specific quote, the scope of the commission, a named team, and a schedule.

    Pilot project or first commission

    A pilot, not a commitment

    We recommend starting with a single building or one phase of the project. We measure the concrete impact on the number of defects caught before the client handover and on the number of subsequent complaints. The pilot data is the basis for deciding on long-term cooperation.

    Expansion or framework contract

    Long-term partnership

    If the pilot proves its value, we expand the service to further projects or move to a long-term framework contract. The goal is for us to become a predictable part of your budget and your handover methodology, not a one-off supplier. That is how we help you reduce complaints and save costs over the long term.

  • How much will it cost and when will we see the return?

    The price depends on the service chosen, the scope of the project, and how often we work together. As a guide: a pre-handover inspection runs in the low thousands of crowns per apartment, client-handover assistance is charged at the inspector’s hourly rate, and TDI is a monthly retainer. We prepare an exact quote individually within 5 working days of the initial consultation. The return, in the form of a sharp drop in client complaints, shows up almost immediately.

  • Will you photograph our site and our defects? What happens to the data?

    All data, photographs, and reports are confidential. We sign an NDA before any project documentation is shared. We do not store internal materials on publicly accessible drives, and we delete them after the agreed period. On site we photograph only what relates to the technical check, never without the knowledge of your representative on site.

  • Are you not in a conflict of interest when you also do inspections for buyers?

    We work as an independent party. On projects where we cooperate with a developer over the long term, we do not accept such individual buyer commissions.

    Our independent check acts as a signal of quality to buyers and leads to fewer disputes after the sale. We describe the fuller framework in the Independence and partnership section above.

  • Who exactly will work on our project? Can we have a named team?

    Yes. For every commission we name a lead inspector who stays in continuous contact with your project manager. We assemble the team according to the type and size of the project. We present the named list of team members, including authorizations and experience from similar development projects, in the quote. All of our inspectors are introduced on the Our team page.

  • How quickly can you start?

    The standard time to start a commission is about 2 weeks, but we can begin within 48 hours. For urgent enquiries call us directly on +420 730 193 333 and we will discuss feasibility. We usually respond to an enquiry within 15 minutes. For long-term partnerships we reserve capacity according to the agreed handover schedule.

  • Do you work outside Prague and the Central Bohemia region?

    Yes. We have a network of 30+ inspectors across all 14 regions of the Czech Republic. For projects outside Prague we assemble a team from inspectors regionally close to the site, with a lead inspector as a single point of contact. We are not limited by location.

  • How does this differ from our internal handover technician?

    The developer’s internal technician is part of your team and may feel a certain loyalty to your contractor. Our inspector is an independent party with no interest in anything being “overlooked”. For the buyer, a report from an independent party is also more credible as proof of build quality. A well-run internal team and an independent pre-handover inspection complement each other rather than compete.
