What does a property inspection cover?

A property inspection is a detailed visual survey that gives you information about the technical condition of the property and the cost of the necessary repairs.

Layout and floor areas, the plot
Verifying areas, alignment with the land registry, and the state of the plot: the inspector verifies the actual floor area, compares the layout with the documentation, and checks boundaries, fencing, and access routes to the plot.
Foundations, load-bearing and non-load-bearing structures, roof
Detecting structural failures and cracks, and checking the roof structure: the inspector looks for cracks in the masonry, assesses the stability of the building, and the condition of the timber roof structure and wear of the roof covering.
Exterior and facade, waterproofing and thermal insulation
Checking heat loss and protection against moisture: the inspector checks for facade damage, looks for thermal bridges, and measures masonry moisture to assess the waterproofing.
Internal systems - water, gas, electrics, heating
Assessing the internal distribution systems: the inspector identifies the electrical wiring material (aluminium/copper) and checks the water, gas, and heating systems.
Interiors, surfaces, fixtures and fittings
Checking the flatness of floors and walls and the functioning of the plumbing fixtures: the inspector measures the flatness of floors and walls, examines the quality of tiling, and tests the functioning of taps and drains.
Entrance and interior doors and windows
Checking the properties and condition of frames and sashes: the inspector tests smooth opening without sticking, the quality of the seals, the state of the insulating glazing, and the functioning of the hardware.
Cellars, garages, and common areas
Measuring moisture and the condition of associated areas: in the cellars the inspector searches for water ingress and mould, and in the garages and common areas checks floors, doors, and lifts.
Fire safety and hygiene conditions
Assessing ventilation and safety standards: the inspector checks for adequate ventilation (mould prevention), the presence of fire alarms, and any occurrence of substances harmful to health.

  • What exactly does a property inspection cover?

    The inspection includes a visual assessment of the building and technical condition of the property, a check of the load-bearing structures, roof, facade, windows, floors, electrical wiring, plumbing, drainage, heating, and other parts of the property. It includes moisture and electrical measurements. The output is a detailed property inspection report with photo documentation and a repair cost estimate.

  • How much does an inspection cost?

    The price depends on the type of property, its floor area, and the chosen scope. Assistance during a viewing starts at CZK 5,000, Standard from CZK 9,500, and Premium from CZK 12,500. You can easily calculate the exact price for your property in the enquiry form. Travel is charged at CZK 10/km, with a minimum of CZK 500.

  • How long does the inspection take and when will I get the report?

    The viewing itself usually takes 2 to 4 hours depending on the size of the property. The inspector tells you the main findings right there on site. You receive the detailed inspection report with photo documentation within 3 working days.

  • Can I be present during the inspection?

    Yes, we actively recommend it. The inspector shows you the issues found on site and answers your questions. This gives you a better understanding of the condition of the property and lets you ask about the details straight away.

  • Can I use the report when negotiating the price?

    Yes, the inspection report is one of the strongest tools for negotiating the price of a property. It includes a cost estimate for the necessary repairs, which you can use as an argument for a discount. The report can also be used to claim defects if you have the property checked after the purchase.
