What's in it for you

Four reasons why agents recommend a Nemoinspekt property check

For you as a professional broker, a property inspection meets your statutory disclosure obligation, reduces the risk of a post-sale complaint, and shortens the path to signing the purchase contract.

  • You meet your disclosure obligation under the Act on Real-Estate Brokerage

Act No. 39/2020 Coll. requires you to inform buyers about the real condition of the property. A property inspection report handles that for you with ease.

  • You reduce the risk of a complaint after the sale

Our clear inspection report tells the buyer the real technical condition of the property, so there's far less room for hidden-defect complaints.

  • You shorten the time to close the deal by up to 30 days

A buyer who is certain about the condition of the property decides faster. Instead of weeks of wavering over whether to call in their own expert, they have objective information from us straight away. It's the difference between "I still need to think about it" and "let's go sign".

  • You stand out from the competition

An agent who adds an independent technical inspection to a property shows the client they care about transparency and about peace of mind after signing. Clients notice that today. They spread the word. For a real-estate agency that builds on repeat business, a property inspection is a strong differentiator.

With selected banks we work as a preferred partner for expert property assessments: the bank recommends the inspection to clients taking out a mortgage, so they know what they're getting into before they sign.

What your client gets

What does a property inspection cover?

A property inspection is a detailed visual survey that shows the property's technical condition and what the necessary repairs will cost.

Layout, floor areas, and the plot
Confirming floor areas, matching them to the land registry, and checking the plot: the inspector confirms the actual floor area, compares the layout against the design documents, and checks boundaries, fencing, and access to the plot.
Foundations, load-bearing and non-load-bearing structures, roof
Spotting structural failures and cracks and checking the roof structure: the inspector looks for cracks in the masonry and assesses the building's stability, the condition of the timber roof structure, and wear on the roof covering.
Exterior and facade, waterproofing and thermal insulation
Checking heat loss and protection against moisture: the inspector looks for facade damage, hunts for thermal bridges, and measures masonry moisture to assess the waterproofing.
Internal systems - water, gas, electrics, heating
Assessing the building services: the inspector identifies the electrical wiring material (aluminium/copper) and checks the water, gas, and heating systems.
Interiors, surfaces, fixtures and fittings
Checking that floors and walls are level and that the plumbing fixtures work: the inspector measures how level the floors and walls are, examines the quality of the tiling, and tests that the taps and drains work.
Entrance and interior doors and windows
Checking the properties and condition of frames and sashes: the inspector tests smooth opening without sticking, the quality of the seals, the condition of the insulating glazing, and that the hardware works.
Basements, garages, and common areas
Measuring moisture and the condition of the associated areas: in the basements the inspector looks for water ingress and mould, and in the garages and common areas checks floors, doors, and elevators.
Fire safety and hygiene conditions
Assessing ventilation and safety standards: the inspector checks for adequate ventilation (to prevent mould), for fire alarms, and for any presence of substances harmful to health.

The inspection report

What the buyer getsafter the inspection

A detailed property inspection report in PDF, including photo documentation. By default within 48 hours of the inspection, express even within 24 hours.

  • A detailed description and photo documentation of the defects. The buyer knows exactly what they're buying. You have documented proof of what was known before the sale.

  • An estimate of repair costs. The client can make their case with hard figures, not guesswork. The price negotiation moves faster and with less friction.

  • The clearest report on the market. The report has a consistent structure. Both buyer and agent can find the essentials in it within a few minutes.

FAQ

Frequently asked questions about property inspections for real-estate agents

Here you'll find answers to the most common questions about property inspections. Want to ask about something else? Give us a call and we'll talk it through.

We'll get back to you within 15 minutes +420 730 193 333
  • Do I need a contract or a minimum turnover?

No. The partnership is informal. No contract, no monthly turnover, no penalties. Registration simply puts us in touch and assigns the discount on your first job.

  • Who pays for the inspection, me or the client?

By default, we bill the job to your Company ID (IČO). Whether you pass the cost of the technical inspection on to your client or cover it out of your commission is up to you.

  • How quickly can you come?

By default we arrive within 48 hours, with an express option within 24 hours. The fastest way is to call +420 730 193 333. We’ll arrange a suitable time right away.

  • Will the inspection complicate the sale of the property?

It’s the most common concern we hear from agents, but in practice it’s the exception. With our objective report, the deal often closes faster than it would without an inspection: buyers who don’t have enough information tend to hesitate.

  • Do you operate outside Prague?

Yes. We have 30+ certified inspectors across the whole Czech Republic and operate in all 14 regions. Just tell us the region where you usually operate when you register, and we’ll connect you with a coordinator who knows the local inspectors. You can read more about our coverage on the page our inspectors across the 14 regions of the Czech Republic.

Client experiences

What buyers say after the inspection

We're still gathering references from agent jobs, so for now we're showing feedback from buyers who had an inspection done before signing.

"It helps you decide with your head. It saved me from buying a beautiful house that was not in nearly as good a condition as it was presented."

Alžběta Trusinová

Older property · pre-purchase inspection

"He pointed out several things that we would most likely have missed at a normal viewing. His observations significantly shaped our decision and helped us avoid future costs."

Jaroslav Kopecký

Older property · pre-purchase inspection

"The day after my enquiry I was contacted and offered an appointment right away. Ing. Svoboda came prepared, having checked the land registry and historical maps. I would not buy an older house without an inspection like this."

Magdaléna Krupárová

Older property · detached house inspection before purchase

"We were afraid of buying an apartment with hidden defects that a layperson cannot detect. The report flagged a cracked ventilation pipe in the riser shaft, which the seller then had repaired."

Romana Vrabcova

Older property · pre-purchase inspection

"If someone is buying a property worth several million, an inspection for a few thousand is money well spent. In my case it was CZK 10,000 for the inspection versus CZK 10 million for the property."

Tomas

Older property · pre-purchase inspection

"Ms. Kolovratová was clearly very experienced and thorough during the viewing. She gave us a detailed report along with plenty of useful advice."

Zuzana Vinarcikova

Older property · pre-purchase inspection

"We do not speak Czech and were looking for English-speaking professionals. Both Eliška at reception and inspector Kamila were helpful and professional. Highly recommend."

Tuhin Khan

Older property · house inspection · English service
