Our story, our team
Back in 2012, property inspection was a rarity in the Czech Republic. We were building engineers who occasionally helped family and friends take a look at an apartment or house before buying. When people kept writing to tell us how much it had helped them, we founded Nemoinspekt.
How Nemoinspekt began
Back in 2012, as classmates from secondary school, we would occasionally help family and friends take a look at an apartment or house they wanted to buy. No form, no invoice, just "come on, I'll have a look." After we'd done it a few times, we saw two things. People with no background in construction were making decisions about seven-figure investments without a clear picture of what they were buying. And we kept hearing the same question: "do you know someone who does this regularly?"
In the Czech Republic, the service barely existed at the time. In the United States, it had been a normal part of buying a property for decades. We agreed to try doing it systematically for anyone, not just for people we knew. We adopted the methodology from established American inspector associations and adapted it to Czech conditions. We based the look of the property inspection report on the reports produced in financial due diligence. We wanted a document a layperson could read, not just an engineer.
We started as a team of four. Today Tomáš and I run Nemoinspekt between us, and we have more than thirty contracted inspectors across the whole country. Every inspection is carried out by a chartered building engineer or architect registered with the Czech Chamber of Chartered Engineers and Technicians (ČKAIT) and certified by the Association of Property Inspectors (AIN). Every report is reviewed by a lead inspector before it goes out. That's a second set of eyes on every report.

What we do every day
Most of our clients buy a property once or twice in their lifetime. At that moment, they're deciding on the largest sum of money they'll ever spend. We're not the ones selling them the property, nor the ones financing it. We're the independent party that looks at the building's condition objectively and calls it what it is.
On average, our property inspection report saves a client CZK 421,000. That saving comes either from negotiating money off the purchase price, or from walking away when repair costs go beyond what's reasonable. Our report is a negotiating tool, not just a list of problems.
In the Czech Republic, around 3% of buyers have a property inspected before purchase. In the United States, it's 80%. We believe that gap will gradually close and that independent inspection will become standard in every fair sale. Every client we serve moves us in that direction.
