Our story, our team
Back in 2012, property inspection was a rarity in the Czech Republic. We were structural engineers who occasionally helped family and friends take a look at a flat or house before buying. When people kept writing to tell us how much it had helped them, we founded Nemoinspekt.
How Nemoinspekt began
Back in 2012, as classmates from secondary school, we would occasionally help family and friends take a look at a flat or house they wanted to buy. No form, no invoice, just "come on, I'll have a look." After we had done it a few times, we saw two things. People with no background in construction were making decisions about million-crown investments without a rational picture of what they were buying. And we always heard the same question: "do you know someone who does this regularly?"
In the Czech Republic, this service practically did not exist at the time. In the United States it had been common when buying a property for decades. We agreed to try doing it systematically for everyone, not just for people we knew. We adopted the methodology from established American inspector associations and adapted it for Czech conditions. We modelled the look of the property inspection report on the outputs of financial due diligence. We wanted a document a layperson could read, not just an engineer.
We started as a team of four. Today we run Nemoinspekt as a pair with Tomáš, and we have more than thirty contracted inspectors across the whole country. Every inspection is carried out by an authorized structural engineer or architect holding authorization from the Czech Chamber of Authorized Engineers and Technicians (ČKAIT) and certification from the Association of Property Inspectors (AIN). Every report is reviewed by a lead inspector before it is sent. We call it the four-eyes check.

What we do every day
Most of our clients buy a property once or twice in their lifetime. In that moment they are deciding on the largest sum of money they will ever spend. We are not the ones selling them the property, nor the ones financing it. We are the independent party that looks at the structural condition objectively and names it.
On average, our property inspection report saves a client CZK 421,000. Either through a negotiated discount off the purchase price, or by walking away from the purchase when repair costs exceed a reasonable level. Our report is a negotiating tool, not just a list of problems.
In the Czech Republic, around 3% of buyers have a property inspected before purchase. In the United States it is 80%. We believe that gap will gradually close and that independent inspection will become the standard part of every fair sale. Every client we serve moves us in that direction.
